What is a double close?
A double close is two back-to-back real estate transactions. In the first (A-B), you purchase the property from the seller. In the second (B-C), you immediately resell it to your end buyer. Both closings typically happen the same day at the same title company.
What is transactional funding?
Transactional funding is short-term capital that lets a real estate investor buy a property and immediately resell it to an end cash buyer. The structure is Seller → A-B Closing → Wholesaler → B-C Closing → End Buyer. Wholesale Double Close funds the A-B closing.
How does transactional funding work?
You submit the deal with both contracts. We review the structure with title, then wire funds for your A-B purchase. When the B-C sale closes, title repays the funding plus our fee from the proceeds, and you keep the spread.
How quickly can you fund a deal?
We respond to every request within 24 hours and can typically fund as fast as your title company can close. Same-day and next-day closings are common once the file is complete.
Why would someone need transactional funding?
Common reasons include a large wholesale spread, a non-assignable purchase contract, an end buyer who wants you to take title first, regulatory considerations in certain markets, and institutional or hedge-fund buyers who will not accept a straight assignment.
Is there a minimum or maximum funding amount?
We evaluate each transaction on its own merits. Contact us with the details of your deal and we will confirm what we can fund.
Can funding extend beyond 48 hours?
Most double closes are funded and repaid the same day. Longer holds may be available depending on the transaction. Ask us when you submit your deal.
Do you check my credit, bank statements, or tax returns?
We underwrite the transaction and the exit, not the borrower. Our review focuses on your contracts, your end buyer, and the title company handling both closings.
Do I need an end buyer before I request funding?
Yes. Transactional funding is designed for deals where you already have an executed agreement with an end cash buyer for the B-C transaction.
What if the B-C transaction doesn't close?
Our funding is structured so both transactions are coordinated through the same title company and the B-C closing is confirmed before funds are released for the A-B. Tell us about your deal and we will explain exactly how the protections work.
